Delray Beach Just Approved 47 New Townhouses on Federal Highway (2026)
After sitting vacant for 20 years — and surviving two failed attempts to turn it into a car dealership — a 4.4-acre triangle of land on North Federal Highway in Delray Beach is finally becoming homes.
The Delray Beach City Commission just approved a 47-unit townhouse-style condominium community near 2419 North Federal Highway, right on the border with the Town of Gulf Stream. The developer, Ultra Luxury Homes LLC, is building six two-story buildings and two three-story buildings, every single one of them a three-bedroom home. As someone who sells new construction for a living, here's why this project caught my eye.
The unit mix is rare: all three-bedrooms, all 3,100+ square feet
All 47 units are three-bedrooms — 39 two-story units between 3,102 and 3,268 square feet, plus eight larger three-story units at 3,231 square feet with their own elevators. Every unit gets a two-car garage AND a two-car driveway. In a market where most new condo product is one- and two-bedroom boxes aimed at investors, a full community of 3,100+ square foot three-bedroom townhouses is genuinely rare. This is family-sized new construction, and there's not enough of it.
Rejected in July, approved now — the developer listened
The commission initially rejected this very proposal on a 3-1 vote back in July, before reconsidering and approving it. Commissioner Judy Mollica called it "a good project on an unused, neglected parcel for 20 years" and "a beautiful project" for the gateway from Boynton to Delray. When a project gets rejected and then approved, it usually means the developer actually listened and fixed things. That's a good sign for future buyers.
The neighbors lobbied FOR it — the strongest endorsement possible
Residents of Gulf Stream and the neighboring Place Au Soleil community spoke in favor of the project. Why? Because the alternative was worse. Under Florida's Live Local Act, the state can allow significantly denser development on a site like this through an administrative process — no public hearing, no negotiation. The neighbors did the math and decided 47 townhouses at 10.7 units per acre (below the maximum allowed) beat whatever Tallahassee might permit. When the neighbors lobby for your development, that's the strongest endorsement a project can get.
The details check out
A gated community with a single entrance off Federal Highway. A 2,411-square-foot two-story clubhouse with a club room and fitness area, plus a pool, spa, and children's play area. Twenty-seven percent of the site stays open space. An 8-foot masonry wall plus staggered tree plantings will screen the eastern edge next to the Gulf Stream homes, and the buildings along that side are capped at two stories. The developer is paying a $23,500 parks impact fee and planting 167 new trees and 169 new palms. A traffic study puts it at 324 average daily vehicle trips — county transportation officials say that meets local standards.
Approval isn't a grand opening — early buyers win
Let's be honest: this is an approval, not a grand opening. No pricing has been announced, no sales center is open, and construction timelines for a project this size typically run 18–24 months from groundbreaking. If you're thinking "I'll wait until it's finished," remember that the best pricing on new construction is almost always at the beginning, not the end. By the time the model homes are decorated and the coffee machine is running, the early buyers have already captured the appreciation.
Delray Beach keeps proving it's one of the smartest new-construction markets in Palm Beach County — walkable downtown, the beach minutes away, and now 47 brand-new three-bedroom townhouses rising on a parcel everyone had given up on. Twenty years of nothing, and now this. That's the thing about South Florida land: it never stays quiet for long.
