Florida Condo Owners Hit With $320K Assessments After $1.6M Repair Explodes to $36M — What Buyers Must Know
$1.6 million. That was the estimate.
Five years later, the owners at The Galleon — an oceanfront condominium on Fort Lauderdale's Galt Ocean Mile — are staring at a $36 million bill, with individual assessments running $135,000 to $320,000 PER UNIT, according to CBS Miami.
Read that again. $320,000. Per unit. On top of the mortgage. On top of the HOA.
The concrete restoration project has dragged on for five years and turned parts of the beachfront property into a construction zone — the pool and patio area stripped down to a concrete platform. And even after tens of millions spent, some owners say problems remain. Sergio Cella, a pilot and mechanical engineer who has lived there 30 years, has watched workers try three separate times to repair cracking on his 14th-floor balcony. His verdict on the quality: "despicable."
The contractor, Hartzell Construction, disputes responsibility — saying the condo association expanded the scope through numerous change orders and additional contracts. The association approved them. Either way, the checks keep getting written by the owners.
Here's what nobody tells you when you fall in love with that oceanfront condo:
Since the Surfside tragedy, Florida law requires milestone structural inspections and fully funded reserve accounts for older buildings. That $400K "deal" on a 40-year-old tower can come with a six-figure surprise that no seller disclosure will warn you about — because the assessment hasn't been levied yet when you buy.
Before you buy any condo built before 2000 in Florida:
- Read the last 2 years of board meeting minutes (yes, really)
- Ask for the milestone inspection report and the reserve study
- Check for pending special assessments AND proposed ones
- Look at how the reserves are actually funded, not just what the budget says
A cheap condo with a $200K assessment coming is the most expensive "deal" you'll ever buy.
