Lost Tree Preserve, Vero Beach: A 2025-Built 5-Bedroom at $518,000 After $52,000 in Price Cuts

Lost Tree Preserve, Vero Beach: A 2025-Built 5-Bedroom at $518,000 After $52,000 in Price Cuts

Front exterior of 6612 Myakka Court

Let me tell you about the kind of listing that makes my buyer-clients grin: a house completed in August 2025 — basically new construction without the builder's wait list — that started at $570,000 and just got cut to $518,000. That's $52,000 in price reductions, and 161 days on the market means the seller is officially motivated. This is 6612 Myakka Court in Lost Tree Preserve, Vero Beach, and if you've been waiting for the Treasure Coast market to blink first — it just did.

I'm Iryna Talmachova — I sell real estate across Southeast Florida with Echo Fine Properties (Florida license #SL3378252), under the brand Talmachova Strong. I don't do brochure-speak. Here's the real breakdown on this house and this community, with every number that matters.

The house: 6612 Myakka Court, Vero Beach, FL 32967

The headline numbers: 5 bedrooms plus a den/office, 3 full bathrooms, 2,997 square feet of living space (3,940 total under roof, per public records). This is Ryan Homes' Lynn Haven model, completed in August 2025 — so you're getting 2025 building standards, 2025 systems, and zero renovation projects. Two stories, concrete block with stucco, shingle roof.

Kitchen Living room Bedroom Bathroom

The lot is what caught my eye: a 0.24-acre corner lot with a lake view. Corner lots in these communities are the ones that can't be recreated — no neighbor on one side, more light, more privacy. Out back there's room for the pool you'll inevitably want (Vero Beach, summer, you know the drill). And the garage is a 3-car attached — which, in Florida, means two cars plus all the beach gear, bikes, and paddleboards a family accumulates.

Inside: entrance foyer, walk-in closets, an upstairs living area (teenagers and in-laws, contained), central air, and the usual 2025-build conveniences. MLS #B26021733.

The money: what $518,000 actually means here

Let's walk the price history, because it tells the story: listed 4/29/2026 at $570,000, cut to $560,000 in May, $549,000 in June, and now $518,000 as of this week. That's $52,000 off the original ask on a house that's barely a year old.

For context, other resales in this same community are sitting at $387,000–$494,000 for smaller 3-4 bedroom plans — and most of those have been sitting 200+ days with their own price cuts. The whole community is a buyer's market right now. This house is the biggest floor plan available, on one of the best lots, at a price the seller clearly didn't imagine six months ago. That's leverage, and leverage is what I hand my buyers.

Two cost notes you need in your budget: the HOA is $166.66/month — genuinely low for a gated community with this amenity list — and there's a $1,666.67 capital contribution due at closing. No CDD. I'll say that again: no CDD, which in Florida new-construction-adjacent math saves you thousands a year versus communities that have one.

The community: why Lost Tree Preserve

Lost Tree Preserve is a gated community of about 400 homes in Vero Beach (32967), built by Ryan Homes across five phases — and the builder is completely sold out, so everything here is resale. That's actually good news for you: no construction zones, no builder premium, no waiting 9 months for a completion date that moves.

Community pool area Community clubhouse Pickleball courts

The amenity package, all covered by that $166.66/month HOA: a resort-style pool, clubhouse, fitness center, pickleball and sports courts, and a dog park, plus sidewalks and street lights throughout. It's an all-ages community — not 55+ — so you get young families, professionals, and retirees mixing instead of a single demographic.

Location-wise, this is the quiet side of Vero with everything close: about 7 miles to the beach (Wabasso Beach and the barrier island), minutes to the Vero Beach Outlets, Indian River Mall, Publix and The Fresh Market, plus a genuinely good restaurant scene for a town this size. Healthcare is covered by Cleveland Clinic Indian River Hospital nearby. Schools are Treasure Coast Elementary, Storm Grove Middle, and Sebastian River High.

Why this house, why now

Three reasons, in order:

1. You're buying the seller's patience, not just the house. 161 days on market and three price cuts. Every week this sits, your negotiating position improves. Lowball offers that would've been laughed at in April get returned phone calls in October.

2. 2025 construction at a 2024 price. New roof, new AC, new everything — with the remaining builder warranties that come with a 2025 build. Try pricing a new 5-bedroom with a 3-car garage and a lake-view corner lot anywhere on the Treasure Coast right now. I'll wait.

3. The neighborhood is about to get more famous. Lennar is launching its own brand-new Lost Tree Preserve section nearby at 3915 Preserve Way — townhomes from the low $300s and single-family from the low $500s, with its own clubhouse, fitness center, and resort pool. New builder marketing pouring into an area is free advertising for your resale value.
