New Condos in Boca Raton and Delray Beach: What They Actually Cost (2026)

Someone asked me this week what new condos actually cost in the Boca Raton and Delray Beach area — not the brochure fantasy numbers, the real ones. So here it is: three buildings, real prices, real photos, real links, and the two line items everyone forgets to budget for. If you're strictly shopping modern mid-rise or high-rise towers in downtown Boca or Delray, this is your shortlist.

What is the entry point for new luxury in downtown Boca Raton?

ALINA Residences, 200–220 SE Mizner Boulevard, downtown Boca Raton. Three nine-story buildings, 303 residences total, developed by El-Ad National Properties — and it is nearly gone. ALINA 200 and 210 are sold out and occupied; ALINA 220 is the final phase, with roughly ten residences left. The developer just reported over $90 million in 2026 sales, including more than $30 million over the summer alone.

On pricing: entry-level resales start in the high $1Ms (a one-bedroom recently went under contract at $1,675,000), two-bedrooms trade around $2.1–$2.5M, and the top end is serious — Residence 803, a never-lived-in four-bedroom with den at 5,381 square feet of interior space, was just released at $9,380,940. Amenities span three-plus acres: two rooftop pools, spa facilities, fitness centers, a golf simulator, yoga areas, club rooms, and a private dog park — all between The Boca Raton resort and downtown.

What is the newest tower going up in downtown Boca?

Glass House Boca Raton, 280 E Palmetto Park Road — downtown Boca's first modern all-glass building. Twenty-eight residences across nine stories (with rooftop amenities on the tenth), two to four bedrooms ranging from about 2,500 to 3,864 square feet, designed by Garcia Stromberg with interiors by Hallock Design Group. Completion is slated for summer 2027, and the developer just secured a $70 million construction loan to fund vertical construction — so this one is real and moving.

Pricing starts at $2.6 million per the developer, with larger residences and penthouses running well past that. Every residence gets two dedicated spaces in an underground garage, plus a rooftop pool oasis with ocean and golf course views, spa with sauna and steam room, fitness center, and the residents-only Palmetto Lounge.

What about Delray Beach — anything newer near Atlantic Avenue?

111 First Delray, 111 SE 1st Avenue — a 66-unit, five-story boutique building completed in 2019, one block off Atlantic Avenue. This is the value play of the three: current listings include a studio in the high $600s, one-bedrooms around $699,000, and two-bedrooms from $1.1M to $1.2M. For a building this close to the Ave, those numbers still turn heads.

Amenities include a pool deck, fitness center, clubhouse, and secured garage parking. One real-world data point on carrying costs: a three-bedroom here carried a $920/month HOA fee — budget accordingly, because boutique buildings split fixed costs across fewer owners.

What will I pay on top of the purchase price?

Two things buyers always underestimate:

HOA and reserves. Florida law (SB 4-D / SB 154) requires condominiums to fully fund their reserves, plus milestone structural inspections for multifamily buildings. New construction is structurally sound and exempt from milestone inspections in its early years — but read the budget and confirm the master community and building reserves are realistically funded from day one, not "to be determined later."

Property taxes. New builds get reassessed at the full post-construction market purchase price after closing. In Palm Beach County, figure roughly 1.7%–2.0% of assessed value per year. On a $2.5M purchase, that's $42,500–$50,000 a year — not a footnote.

So what is the bottom line?

If you want new or nearly-new in downtown Boca or Delray, the honest 2026 ranges are: Delray boutique from the high $600s (111 First Delray), downtown Boca luxury from the high $1Ms (ALINA resales), and brand-new downtown Boca tower from $2.6M (Glass House). Add HOA, fully-funded reserves, and ~2% annual property tax on top — then call me and I'll walk you through which building actually fits your life, not just your budget.
