New Condos in Deerfield Beach: Cheapest to Most Expensive (2026)

Aerial view of Deerfield Beach pier, Florida

People keep asking me about new condos in Deerfield Beach — and I have to be honest with you first: Deerfield Beach proper has almost no new condo construction. There is exactly one true new-construction condo project inside the city limits. So here is the real ladder, cheapest to most expensive, covering what's actually new in Deerfield Beach plus the honest nearby options everyone confuses with it. Real prices, real photos, real links.

What is the cheapest recent-build option in Deerfield Beach?

Sandpiper Pointe, Deerfield Beach 33442 — off Military Trail north of SW 10th Street. Technically these are townhomes, not condos — 200+ of them built by Toll Brothers, completed in 2023. Three bedrooms, 2.5 baths, 1,831–1,930 square feet, gated community. The builder is sold out, so it's resale-only now: recent resales from about $539,000 (others $655K–$695K). If your budget starts in the low $500s and you want something built this decade in Deerfield Beach, this is the door.

Is there ANY true new-construction condo in Deerfield Beach?

Yes — exactly one. BE Hillsboro, 1951 E Hillsboro Beach Boulevard, near The Cove, about a mile west of the Deerfield Beach pier. Six units, four stories, gated, delivering in 2026. The price ladder is fully MLS-verified: a 1-bedroom + den (719 sq ft) at $575,200 (Unit 201, MLS F10545917, HOA $446/month), two-bedrooms at $833,600–$840,800 (Units 200/202), and the 3-bedroom (2,052 sq ft) at $1,641,600 (Unit 300). Two covered parking spaces per residence; no pool or common amenities — this is a small, private, boutique building.

Wait — what about "Lakeside Landing" in Deerfield Beach from $495K?

This one needs a correction, because the ads are misleading. Lakeside Landing is real — but it is NOT in Deerfield Beach. It's a D.R. Horton townhome community at 106 Lakeside Landing Drive in Royal Palm Beach (Palm Beach County), about 40 minutes northwest. Townhomes, 3 beds / 2.5 baths, 1,446–1,532 sq ft, currently selling at $494,990–$513,990 — so the price you saw is real, the city is wrong. Aggregator sites mislabeled it as Deerfield Beach. If Royal Palm Beach works for you, it's genuinely the cheapest new townhome in the wider area.

What about Briskel Pointe around $1.25M?

Also real, also not Deerfield Beach — and not condos. Briskel Pointe at Boca Harbour, 6800 N Federal Highway, Boca Raton, by Brenner Development Group: 20 bespoke luxury townhomes with private pools, Wolf/Sub-Zero appliances, from $1.2 million (a $1,250,000 MLS listing exists at 6801 NE Briskel Pointe Drive, 3BR/3BA, 1,845 sq ft). Pre-construction: groundbreaking was February 2026, completion expected April 2027.

And the Mandarin Oriental Residences at $3.5M–$5.7M?

Confirmed — and the prices check out. The Residences at Mandarin Oriental, 105 E Camino Real, Boca Raton (Via Mizner, downtown Boca, ~15 minutes north of Deerfield Beach), developed by Penn-Florida Companies, completed 2022–2023. Current resales land exactly in that band: $3.2M (under contract), two at $4.5M (pending), $5.6M, $5.75M — plus a penthouse at $15.5M. This is the ultra-luxury condo answer for the area.
