I get this question constantly — sometimes from the same buyer, twice, before coffee. "Should we buy in Jupiter or Tequesta?" They're right next to each other. You can bike from one into the other without noticing. But living in them? Different planets in the best possible way.
Here's my honest, no-brochure comparison of Tequesta vs. Jupiter, from someone who shows homes in both every single week.
Wait, aren't they basically the same place?
Not even close — and that's the whole point. They share a border along the Loxahatchee River and the Intracoastal, but the vibe is completely different.
Tequesta is a village. An actual village — small, residential, quiet, the kind of place where people still wave at each other on morning walks. It has one of the last genuine small-town feels left in northern Palm Beach County.
Jupiter is a full-size town with energy: shopping corridors, restaurant rows, town centers, sports complexes, traffic (yes, traffic — it's the price of having everything). If Tequesta is the porch swing, Jupiter is the kitchen where the party is.
Which one is more affordable?
Broadly speaking, Tequesta tends to be the gentler entry point. You'll find a wider mix of price ranges there — modest ranch homes a few blocks from the water, waterfront condos, and then jaw-dropping Intracoastal estates all in the same zip code.
Jupiter has a broader range simply because it's bigger: everything from starter condos to oceanfront compounds. If your budget is the deciding factor, tell me the number and I'll show you exactly where each town puts you — with today's numbers, not last year's.
What's the lifestyle difference? Who should live where?
Pick Tequesta if you want quiet mornings, water at the end of your street, and a community that feels like it collectively agreed to keep things low-key. It's a boater's and kayaker's dream — the Loxahatchee River and the Intracoastal are basically your front yard. Dining is charming but limited; you'll drive into Jupiter or Palm Beach Gardens for the big nights out. If your ideal Saturday is paddleboard at dawn and zero traffic, Tequesta is calling your name.
Pick Jupiter if you want options. Dozens of restaurants, Abacoa's town center with its concerts and street parties, Roger Dean Stadium, more shops than you can reasonably visit. Jupiter is where the action is — and where the people are. If you want to walk to dinner, catch a spring training game, and never run out of weekend plans, Jupiter wins.
What about beach and water access?
Both towns are spoiled. Tequesta gives you easy access to the Intracoastal, the Loxahatchee River, and ocean access through the Jupiter Inlet. Jupiter adds DuBois Park, miles of guarded beach, and the iconic Jupiter Inlet Lighthouse as your landmark.
Honestly? On the water-access question, it's a tie. Both are spectacular. The real difference is what surrounds the water: in Tequesta, nature and quiet; in Jupiter, nature plus civilization.
How's the commute and daily errand life?
Tequesta is a breeze — until you need something that isn't in Tequesta. Groceries and basics? Fine. Specialty anything? You're driving into Jupiter or Palm Beach Gardens.
Jupiter has everything inside its borders, but Indiantown Road at 5 PM will test your patience. Every convenience has a rush-hour line. Worth it? Most of my Jupiter buyers say yes — and then they plan their grocery runs like military operations.
What about schools?
Both towns are served by Palm Beach County schools, and both have strong family communities. Jupiter simply has more of everything — more schools, more programs, more after-school options — because it's bigger. If schools are your top filter, tell me your kids' ages and I'll walk you through the specific options on both sides of the river.
Okay, bottom line: how do I choose?
Ask yourself one question: do you recharge by being around people, or by getting away from them?
If you're an "around people" person — Jupiter. You'll never be bored, and your social calendar will thank you.
If you're a "get away from people" person — Tequesta. You'll decompress the moment you cross the bridge.
And if you're still torn? That's what I'm here for. I've helped buyers land happily on both sides — sometimes after they swore they were the other type. Tour both in one day and your gut will tell you everything. Mine certainly will.
