The Cheapest New Construction Near Boca Raton: What $465K Actually Buys You (2026)

Everyone asks me about the shiny towers in downtown Boca — Alina, Glass House, the $2.5-million-and-up club. But then comes the real question: what is the cheapest new construction anywhere near Boca Raton? Fair question. Here is the honest answer, with real prices, real photos, and real links. Spoiler: the cheapest new front door near Boca isn't in Boca at all.

What is the absolute cheapest new construction near Boca?

Everton by Pulte, Lantana — about 15 minutes north of Boca. Three-bedroom townhomes from $464,990 (the Latitude II: 3 beds, 2.5 baths, 1,550 sq ft, one-car garage), with the larger Nautical plan (3 beds, 2.5 baths, 1,750 sq ft) from $493,990. Gated community, resort-style pool, cabana, tot lot — and notably, no CDD, which saves you a second tax bill every year for decades.

The tradeoff is obvious: it's Lantana, not Boca, and it's a townhome, not a tower. But it's brand-new, it's Pulte, and it's under $465K — try finding that combination anywhere else in Palm Beach County.

Anything new under $500K in Delray Beach itself?

Delray Trails — The Villas by Lennar, Delray Beach. Brand-new duplex villas from $465,125: the Larkspur (2 beds, 2 baths, 1,308 sq ft) from $469,990, the Hibiscus (2 beds, 2 baths, 1,308 sq ft) from $487,990, and the Orchid (3 beds, 2 baths, 1,305 sq ft) from $491,990. Gated, clubhouse, pool, tennis — minutes from Atlantic Avenue.

Two catches: it's a 55-and-better community, so this door is closed if you're under 55. And Lennar says these are the final homes selling now — when they're gone, the sub-$500K new option in Delray goes with them.

I want a real condo, not a 55+ villa — what's the cheapest new one?

ONIX Delray Beach, 318 SE 5th Avenue — 26 boutique residences, three blocks from Atlantic Avenue, built 2025–2026. This is the cheapest true new condominium near Boca: two-bedrooms from about $1.55M (1,514 sq ft), with larger units and three-bedrooms running to $2.2M. Yes, that's triple the townhome price. That's the condo premium: no stairs, no yard, elevator building, three blocks from the Ave. Different product, different buyer.

Why is Boca Raton proper so much more expensive?

Because downtown Boca only builds luxury towers now. Glass House Boca Raton (downtown's first all-glass building, completing summer 2027) starts at $2.6M. ALINA Residences resales start in the high $1Ms and run past $9M. There is simply no entry-level new product inside Boca city limits — the land costs too much and the zoning favors density done expensively. Buyers who want Boca schools and the Boca zip code but not the tower prices usually end up in east Boca townhome resales, not new construction.

One more nearby data point: D.R. Horton is building new in Deerfield Beach, just south of Boca across the county line, with pricing averaging in the low $500s — worth a look if the Lantana commute doesn't thrill you.

What's the catch with the cheap ones?

Three things to check before you fall in love with a $465K price tag: age restrictions (Delray Trails is 55+ — verify before you tour), HOA and CDD math (Everton's no-CDD status is a genuine money-saver; always ask), and resale reality (entry-level new construction appreciates slower than the luxury towers — buy it to live in it, not to flip it). And the same Florida rules apply at every price: confirm reserves are fully funded (SB 4-D), and remember new builds get reassessed at your purchase price for property tax — roughly 1.7%–2.0% a year in Palm Beach County.

Bottom line: new near Boca starts at $464,990 in Lantana, $465,125 in Delray (55+), and ~$1.55M for a true new condo. Everything else is just how much closer to the water you want to be.
